Should I Paint My Home if I Want to Sell It?

If you have ever watched a real estate show, you know they want to you paint your house before putting it on the market. However, that's TV, right? What about the rest of us real people? Should we invest in painting before we try to sell a house? If so, what should we paint? And what colors should we choose?

Painting a House before You Sell: What's the Goal?

Having your house professionally painted does not actually raise the value of your home, but it does increase the desirability, and thus, it can help your home sell faster, and for more money.

The goal is to put new paint in areas that look worn out or outdated, so that the home feels fresh and comfortable, and also to highlight the best features of the home.

Exterior Painting

If you are able to have the whole home exterior repainted, that can be a huge bonus for the buyers. Knowing that they will not have to worry about paint for 5 to 8 years is a big win for potential new owners. Also, this will maximize the curb appeal.

Sometimes a complete exterior repaint is too much to expect. If your paint is in good shape, then you may not recoup this cost. In that case, you may want to just paint your trim and front door, giving the home some fresh color and new style that will catch the eye and set it apart from the competition.

Interior Painting

When it comes to interior painting, the kitchen and the master bedroom are often the areas that new buyers are looking at most closely, so you want to make sure they look up-to-date and stylish. Painting the kitchen cabinets can really make your home stand out! Next would probably be the living room and the foyer. Go with neutral colors, rather than something bold and unique, as this will be more likely to appeal to a wide range of buyers.

Neutral colors include white, tan, beige, light gray, light blue, and light green. Gray and gray-beige (sometimes called greige) are probably the most popular these days.
