5 Questions To Ask Your HOA Painting Company

Have you ever been left high and dry by a contractor? Maybe they over-promised and under-delivered, or simply didn’t have the capabilities to meet your specific needs.
It’s easy to make promises, but harder to deliver on them.
If you are an HOA board member or property manager, it’s crucial that you partner with a painting contractor who really has your back, making your job simpler rather than adding complexity or stress.
It really all comes down to asking the right questions. Based on our own interactions with HOA painting clients, here are a few key items to add to your checklist.

#1: Do You Offer Free Estimates?
A consultation takes time, but it also demonstrates a vested interest in your needs, questions, and project. Your painting contractor should be willing to provide a free estimate, including a detailed proposal that outlines every aspect of your project.
#2: What Kind of Services Do You Offer?
Look for a painting contractor who confidently offers the services you need.
There may be additional repairs that require specialized trade expertise, but for your primary painting needs, it’s helpful to find a painter who can keep it all in-house. For example, at MB Jessee Painting, we have a dedicated carpentry division that can handle wood repair, rot replacement, etc. This allows us to provide a streamlined painting experience, rather than rely on outside contractors.
#3: Are You Licensed and Insured?
This is a real fork in the road: if your contractor doesn’t carry the proper licensing and insurance, they should immediately be checked off your list. Otherwise you could be held liable for workplace accidents or damage.
#4: How Fast Can You Respond Once We Create a Work Order?
Your painter should be able to provide a concrete timeline - no vague guess-timates. Especially in a community setting like yours, you need a reliable painting partner that can deliver within the timeframe you need, or at the very least deliver exactly as agreed-upon.
#5: What Kind of Workload Can You Handle?
You need to determine whether or not your painting contractor will be able to handle your specific project scope. Remember, anyone can confidently make promises… In this case, we recommend looking at their reviews, website, and proven track record. Showing rather than telling is critical. Can you see their past work, and the facilities they’ve painted?
Hand-in-hand with this question, we also recommend looking at their credentials. Are they safety-trained? Can they use high-reach equipment? Can they obtain permits that may be needed?
