(Part 2) HOA Painting Spotlight: Restoring 750 Windows in San Francisco’s Historic Park Hill Condominiums
Window Restoration: 750 Reasons This Project Is Built on Detail
Most exterior painting projects include some windows. This one? Over 750!
As part of our full-scale repaint and restoration of the Park Hill Condominiums, we’re restoring hundreds of original wood windows, and not just with a coat of paint. These windows have been part of the building since it opened in 1926, and we’re treating them with respect and precision.
What Window Restoration Actually Looks Like
You’ll never hear us use the word “touch-up” on this project.
Every single window is going through a step-by-step process designed to protect the wood, preserve the character, and improve function:
Meticulous sanding and surface preparation
Dust management throughout for cleaner, safer workspaces
A full coat of primer to seal and strengthen
Reglazing and fresh caulking for weather protection
Two coats of Sherwin-Williams Emerald for durability and fade resistance
Waxed window channels so they open and close smoothly
It’s patient, deeply satisfying work. We know these details will make the difference not just today, but decades from now.
Restoring and Preserving the Original Paint Colors
For both the body and windows, we went through an extensive color-matching process. This was made a bit trickier by the fact that the original color had faded heavily over the last 12 years, so we had to turn back time to get an accurate match. We’re also using high-quality Sherwin-Williams Emerald line paint on the windows, known for its strength and fade-resistant properties. Perfect for this application.
As a fun-fact, to ensure total color consistency, the body color is being batched directly at the Sika factory here in California to ensure that there’s zero variation in the colors we’re using.
