Of course, these older buildings require maintenance, often including plaster repair on the interior, and stucco repair on the exterior.
Commercial stucco and plaster need reparation when new cracks appear, or when existing cracks begin to widen or spread. Damage tends to come from three main sources.
Natural Structural Settling Causes Cracks in Stucco and Plaster
Over time, every kind of structure will undergo movement and settling. This can happen due to soil compaction, seasonal temperature variations, and the aging of building materials. Here in Oakland and San Francisco, of course, we also owe some of this to our friend, San Andreas!
Water Intrusion Damages Plaster and Stucco
Stucco, when properly maintained, does a great job keeping out water. However, if there is a roof, gutter, or caulking problem that lets water behind the stucco, it can cause deterioration. Likewise, interior plaster can be damaged by water, whether it comes from exterior leakage or plumbing failures.
Mechanical Impact Is a Common Cause of Damage to Plaster and Stucco
Mechanical damage is a term used by insurance companies when an impact causes damage, whether that is from a falling tree, an out-of-control vehicle, a careless furniture mover, or an unstable bookshelf. The resulting damage to plaster or stucco walls could be very minor, involving just a small nick or crack, or massive, requiring the rebuilding of a whole wall.
Repairing Commercial Stucco and Plaster
Whatever the source of the damage is, the walls of your business are probably repairable. In the case of smaller cracks, your painting contractor can fill them in with special caulk and then paint with elastomeric (flexible) paint. This hides the damage and prevents water and pest intrusion through the fissures.
In the case of more significant damage, there will need to be patching and retexturing. A reputable commercial painter will carefully cut back the damaged area in order to effect a solid, long-lasting repair. Once the integrity of the wall has been restored, the surface can be retextured to match the surrounding wall space. Finally, the wall should be painted, and it will look as good as new!
