What Is an Elastomeric Coating?

Prep is important, repairs are important, application techniques are important… but if you tie all these details together without the optimal product for your surface, you’re setting your project up for failure.
As a key example, we recently painted this gorgeous, historic building in downtown Oakland. Since these are older surfaces that require a high level of protection, we used an elastomeric coating. Let’s work through the benefits in more detail.
Are Elastomeric Coatings Better Than Paint for Your Bay Area Property?
Elastomeric coatings are a heavier, high-build system that are often used on masonry surfaces. With the right preparation, however, it can be used in place of typical exterior paint on stucco and wood siding as well.
So, what are the benefits?
Superior Hide – As we mentioned, elastomeric coatings are thick, so it often takes fewer coats than paint to achieve the same desired results. It yields a greater level of protection too.
Waterproofing Properties – Elastomeric coatings can create a waterproof system if all the specifications and correct application procedures are followed. This is ideal for stucco and masonry applications, but heavy-duty waterproofing can protect vulnerable siding as well from wood rot and decay.
Flexibility! Buildings shift and settle over time causing inevitable cracks. Elastomeric products are extremely flexible, all but eliminating this risk.
A Word of Caution About Elastomeric Coatings
A high-build system is awesome, but it’s also heavier. This means that preparation is especially crucial. If you have tired paint on your exterior right now, for example, and apply an elastomeric system over the top without prepping the surface down to a clean substrate, you run the risk of the heavier elastomeric pulling the old paint away from your siding.
