Bay Area HOA & Multifamily Painting

MB Jessee has been painting HOAs, condos, townhomes, and multifamily properties across the Bay Area since 1995. Our in-house crews show up on time, work with care, and keep things clean and professional, because that's what it takes to do the job right in a shared community.

Communities and Portfolios We've Worked With

MB Jessee has completed HOA and multifamily painting projects across the Bay Area, including Park Hill Condominiums, The Heritage of Claremont, and more, as well as multi-building portfolios managed through Bay Area property management firms and community associations.

Why Boards and Property Managers Choose MB Jessee

HOA painting projects go wrong in predictable ways. The contractor bid low, then change orders started arriving. The scope wasn't clear, and residents got surprised by scaffolding on their patios. Communication broke down between the contractor, the property manager, and the board, and complaints started routing to the wrong people. The finish work looked fine at handoff, but the paint was failing within two years.

When you evaluate contractors for HOA or multifamily work, you're screening for a specific set of capabilities:

  • Clear, defensible scopes. A written scope that spells out exactly what's included, what's excluded, and how change orders are handled. Something you can put in front of a board.

  • Resident communication discipline. Advance notice, courtesy signage, respectful crews, and a clear point of contact for resident concerns.

  • Board-friendly reporting. Progress updates in a format your board can review without needing a translator, plus photo documentation and written completion sign-offs.

  • In-house crews, not subcontractors. The people on your property today are the same people on your property next month.

  • Insurance and vendor approval. General liability, workers' compensation, additional insured endorsements to community requirements, and comfort with property management vendor approval processes.

  • Multi-phase project discipline. Pricing, quality, and process that stay consistent across buildings and across years.

Built to Last Through Your Next Reserve Cycle

Most Bay Area HOAs run reserve studies that assume an exterior repaint every seven to ten years. That's the number your board is planning around, and it's the number that has to hold for your reserves to work.

Our contractor workmanship warranty (five years) and the manufacturer coating warranties on the systems we spec (typically 5 to 25 years on high-performance exterior products) are built around that expectation. When we scope a repaint, we're specifying products and prep designed to get your community to its next scheduled repaint without an unplanned redo in between. That's the argument for hiring us over the low bid, and it's the argument we make to your board in writing.

Our Process for HOA & Multifamily Repaints

Step 1: Detailed Production Planning. We create a building-by-building, floor-by-floor, or phase-by-phase roadmap tailored to your community and approved by the board. Everyone knows what's happening and when. For projects that align with a reserve study, we work within that framework.

Step 2: Resident Communication. We send community-wide notifications and individual door postings ahead of each phase. Residents get dates, access instructions, and contact info so there are no surprises.

Step 3: Prep and Paint, One Building at a Time. We complete each phase before moving on. Crews work efficiently, keep the site clean, and follow all safety protocols.

Step 4: Walkthrough and Sign-Off. At the end of each phase, we walk the property with your property manager, project manager, or board representative. Punch list items get handled on the same visit. Throughout the project, you have one named point of contact — a dedicated crew manager whose cell number you can text when you need an answer.

Step 5: Progress Updates and Closeout. You get regular progress updates suitable for board review. At project completion, you get a closeout package with photo documentation, product data sheets, and warranty paperwork.

Frequently Asked Questions.

Q. How long does a typical commercial painting project take?

It depends on scope, access, and whether your building is occupied. A single tenant suite might take a few days. A full common-area refresh in an occupied Class A building could take several weeks, phased around tenant schedules. Building exteriors typically run two to eight weeks depending on square footage, height, and prep requirements. Timeline estimates are built into every proposal so you know what to plan around.

Q. Can you work around occupied buildings and business hours?

Yes. Most of our commercial work happens in occupied buildings, and a significant portion runs during off-hours, weekends, or in zoned phases that keep your tenants and operations moving. We handle tenant notifications, courtesy signage, and any property-specific communication requirements.

Q. Are you on Bay Area property management approved vendor lists?

Yes. MB Jessee is an approved vendor with many individual property management firms across the Bay Area. If your property uses a specific vendor management system, we can typically enroll or update our profile quickly. Insurance certificates and additional insured endorsements are standard.

Q. What kind of safety training do your crews have?

All MB Jessee field staff receive OSHA training. Our crews are certified for aerial lift, scissor lift, and boom operation, and we follow fall protection and respiratory protection protocols on every project. We are also Summit Safety Certified, a third-party safety qualification that includes independent review of our safety program, training records, and field practices.

Q. Do you use subcontractors?

No. Every MB Jessee project is staffed with our in-house W-2 employees. That means consistent crews on your property, one point of accountability, and no rotating unfamiliar workers in your occupied buildings.

Q. Can you handle wallcoverings, specialty finishes, or carpentry?

Yes. Wallcovering installation and removal, decorative and specialty finishes, and finish carpentry are all part of our in-house capabilities. For commercial repaints where wood repair or dry rot remediation is needed before painting, our carpentry team handles that scope rather than requiring you to coordinate a separate contractor.

Q. What warranty do you offer?

Two warranties apply to every MB Jessee commercial project:

  • Contractor workmanship warranty (5 years). MB Jessee warrants labor and materials for a period of five years from substantial completion. If paint failure appears within that period due to our application, we supply the labor and materials to correct it at no cost. The warranty excludes consequential damages and issues outside our control, including normal wear and tear, structural defects, moisture intrusion from other sources, and damage from settlement or accident.

  • Manufacturer coating warranty. The coating system itself carries the manufacturer's warranty (Sherwin-Williams, PPG, Benjamin Moore, or the specified manufacturer). Duration varies by product and typically runs from 5 to 25 years on high-performance systems. We provide the product data sheets and manufacturer warranty documentation in the project closeout package.

Warranty terms are documented in the proposal so you can review them before we start work.

Q. Are you licensed, bonded, and insured?

Yes. MB Jessee is California-licensed (Lic. No. 702138), bonded, and carries general liability and workers' compensation coverage. We can provide insurance certificates and add additional insured endorsements where required.

Q. What if we need color consultation or help with a specification?

We work with in-house color and specification support, and we also coordinate directly with owners, architects, interior designers, and property management design standards. If your property has an approved color palette or brand standard, we work within it. If you're starting from scratch, we can walk you through options.

Q. Can I speak to a reference or walk a completed site?

Yes. For qualified prospects, we can arrange a reference call and, in many cases, a walk-through of completed work at a Bay Area property. Contact us and we'll match the reference to the type of property you're planning to scope.

Q. How do we get started?

A walk-through is the best place to start. We come on-site, look at the scope, and follow up with a written proposal that names products, methods, timing, and any coordination requirements. You can reach us at (510) 655-7000 or use the request form below.
