Our process is built around the assumption that your commercial paint project is a coordination job as much as a painting job. Here's how a typical project moves:

1. Walk-through and scoping. We meet you on-site to walk the property, document existing conditions, and understand your operational constraints. This is where we learn tenant schedules, access requirements, adjacent projects, and any property management protocols we'll need to work within.

2. Detailed proposal. You get a written scope that names specific products, surface prep, colors, timing, and any specialty work (wall coverings, high-reach access, carpentry coordination). Not a one-page estimate. A document you can share with your ownership, board, or facilities team.

3. Pre-job coordination. Before crews mobilize, we handle vendor approval documentation, tenant notifications, certificates of insurance, and any property-specific requirements. We assign a dedicated crew manager who becomes your point of contact for the duration of the project.

4. Execution with daily updates. Work begins on the schedule we agreed to. Each day ends with a brief update on what was completed, what's planned for tomorrow, and any conditions that affect timing. No silence, no surprises.

5. Quality verification and closeout. Before we demobilize, we walk the work with you, document completion with photos, and confirm everything meets the specified scope. You get a final closeout package with product data sheets, photo documentation, and warranty information.

Q. How long does a typical commercial painting project take?

It depends on scope, access, and whether your building is occupied. A single tenant suite might take a few days. A full common-area refresh in an occupied Class A building could take several weeks, phased around tenant schedules. Building exteriors typically run two to eight weeks depending on square footage, height, and prep requirements. Timeline estimates are built into every proposal so you know what to plan around.

Q. Can you work around occupied buildings and business hours?

Yes. Most of our commercial work happens in occupied buildings, and a significant portion runs during off-hours, weekends, or in zoned phases that keep your tenants and operations moving. We handle tenant notifications, courtesy signage, and any property-specific communication requirements.

Q. Are you on Bay Area property management approved vendor lists?

Yes. MB Jessee is an approved vendor with many individual property management firms across the Bay Area. If your property uses a specific vendor management system, we can typically enroll or update our profile quickly. Insurance certificates and additional insured endorsements are standard.

Q. What kind of safety training do your crews have?

All MB Jessee field staff receive OSHA training. Our crews are certified for aerial lift, scissor lift, and boom operation, and we follow fall protection and respiratory protection protocols on every project. We are also Summit Safety Certified, a third-party safety qualification that includes independent review of our safety program, training records, and field practices.

Q. Do you use subcontractors?

No. Every MB Jessee project is staffed with our in-house W-2 employees. That means consistent crews on your property, one point of accountability, and no rotating unfamiliar workers in your occupied buildings.

Q. Can you handle wallcoverings, specialty finishes, or carpentry?

Yes. Wallcovering installation and removal, decorative and specialty finishes, and finish carpentry are all part of our in-house capabilities. For commercial repaints where wood repair or dry rot remediation is needed before painting, our carpentry team handles that scope rather than requiring you to coordinate a separate contractor.

Q. What warranty do you offer?

Two warranties apply to every MB Jessee commercial project:

  • Contractor workmanship warranty (5 years). MB Jessee warrants labor and materials for a period of five years from substantial completion. If paint failure appears within that period due to our application, we supply the labor and materials to correct it at no cost. The warranty excludes consequential damages and issues outside our control, including normal wear and tear, structural defects, moisture intrusion from other sources, and damage from settlement or accident.

  • Manufacturer coating warranty. The coating system itself carries the manufacturer's warranty (Sherwin-Williams, PPG, Benjamin Moore, or the specified manufacturer). Duration varies by product and typically runs from 5 to 25 years on high-performance systems. We provide the product data sheets and manufacturer warranty documentation in the project closeout package.

Q. Are you licensed, bonded, and insured?

Yes. MB Jessee is California-licensed (Lic. No. 702138), bonded, and carries general liability and workers' compensation coverage. We can provide insurance certificates and add additional insured endorsements where required.

Q. What if we need color consultation or help with a specification?

We work with in-house color and specification support, and we also coordinate directly with owners, architects, interior designers, and property management design standards. If your property has an approved color palette or brand standard, we work within it. If you're starting from scratch, we can walk you through options.

Q. Can I speak to a reference or walk a completed site?
