What Causes Premature Exterior Paint Failure?

What Causes Premature Exterior Paint Failure?

If you’ve invested numerous hours (and/or dollars) into your home’s new exterior paint, the last thing you want to see is the tell-tale signs of failure after a few years. After all, a quality paint job should last close to a decade, and especially if it is cared for with routine maintenance.

So, this leaves you with a critical question: what went wrong?

Or, (and we hope this is your scenario) if you haven’t painted yet, how can you avoid this disappointing problem altogether?

5 Common Causes of Exterior Paint Failure

  • Poor Surface Preparation - Most homeowners don’t realize this, but 80% of a paint job’s success is determined before a can is even opened. This deep level of preparation can include thorough cleaning, repairs, sanding, patching, caulking, etc... If this initial time investment isn’t made, it’s like building an attractive structure on a cracking, crumbling foundation.

  • Poor Quality Paint - We covered this subject in another article (you can find it right here). Quality paint is worth the investment, providing superior color retention, adhesion, and longevity.

  • Rushing the Process - This is common with DIY (do-it-yourself) paint jobs, or with work completed by shoddy paint contractors. Minimizing or rushing the steps of the process will compromise the integrity of your finish.

  • Working in the Wrong Conditions - Few people would paint in the rain, but did you know that not letting your siding dry completely is just as dangerous? Or, that painting in direct, baking sunlight will cause your finish to not cure as well? An eye on the sky and thorough knowledge of best exterior painting practices is absolutely essential.

  • Using the Incorrect Paint - This is becoming less of an issue these days, especially for new homes, but it is crucial that you know what kind of paint was used before. If you try to apply a new latex paint over an old oil-based product without the right prep techniques, for example, their incompatibility will become obvious quickly.

Skill and Experience Are Essential When It Comes to Exterior House Painting

For all of the reasons above, we can’t emphasize enough how important it is to be able to hand your project to a qualified, experienced, reputable painting company. Here are a couple of resources to help you find a trustworthy pro:

Customer Reviews

“Awesome work by highly experienced, professional painters. They were: Conscious about the amount of time it would take. Ours had a lot of pre-work and took 3 weeks. Accommodating when we added a few last-minute changes Understanding when a heatwave hit and we remove some of the plastic sheeting over windows, which they had to put back up the next day. Accessible, especially the on-site crew (Hi Jose & Victor!) -- always answering questions and checking in. The end result is a perfect paint job that makes our 94-year-old house look brand new. I would definitely hire MBJ again”

“Matt, Julie & Ricardo, I just wanted to take this opportunity to thank the three of you for the wonderful job you did in hosting the SFBA NARI Chapter Meeting on Wednesday evening. Everything was perfect from beginning to end. Members and guests alike walked away with a truly positive experience. The "painter for a day" and the cookies in the paint cans were an absolute brilliant touch and received rave reviews. What a wonderful way to do such positive marketing. Thanks again for a truly memorable experience for our members and guests. You are valued as a NARI member.”

— Judy Tufo, SFBA NARI Executive Director

“The kitchen looks NEW! You guys are amazing.”

“The completed 'Client Satisfaction Survey' we sent in only modestly reflects our total satisfaction with the work. As a retired small business owner, I compliment you on setting 'best practices' that are consistently followed. Everything described in your marketing materials was a reality! The crew is a super bowl team and our neighbors commented on how quiet they were. We are very happy to be a client of MB Jessee.”

“MB Jessee painters are stellar! As a designer I've worked with numerous companies over the years, and MB Jessee is a top-notch firm. From the first phone call to the final clean up, every person is courteous, professional, and hard working. The owner, Matt, is a charitable leader who has instilled his team with integrity and honesty providing the customer with a first class experience at a fair price with a paint job that is guaranteed to last. I highly recommend MB Jessee. Thank you Matt and your STAR crew-Daniel, Rigoberto, Vicente, Edy, Pedro, and Mario, for a job well executed! Cynthia Brian, ASID, Starstyle® Productions, llc”

“In all the years I've worked with MB Jessee, I'm always so impressed by your crews. They are so respectful of everything--you never even know they're there! Except that the paint looks amazing when they're gone. We've had one showing of our home and already have an offer. I'm sure it is because the paint looks so beautiful.”

“Julie, by the way, I have never been so impressed with the service of a painting job before! It was like magical elves came and painted our walls without us having to do a thing! It looks amazing and just wanted to let you know how happy we are. Thanks”

“Everyone I dealt with was nice, helpful, and very professional. The price was reasonable! (I didn't feel like I was getting the "San Francisco price." The attention to detail and work quality was excellent. They did what they said they would do in the exact timeframe they said they would do. Highly recommend!”

“Thank you for the support you have given the Women's Cancer Resource Center over the past year!”

— Margo - Director Women's Cancer Resource Center

“Julie,Just to let you know I am very appreciative of your crew catching the plumbing/mold problem. It was very astute of them. I wanted to let you know that again your crew has done excellent work here, please pass this along to Mr. Jessee. There are some bumps in the road here, but the painting and your crew has not been one of them. Their work is the only thing going right currently, and this crew is very nice and respectful. It is much appreciated. Thank you again.”

“Matt, We are very happy with how all of the painting worked out. We were extremely impressed with the quality of the work in the bathroom. I liked working with Victor, he and Marvin were extremely conscientious about doing a great job, not just the minimum. I know the front door took a lot longer than you'd expected. But they did it PERFECTLY. We never thought it could turn out like that! Thanks again for the great work. We'll be calling you again in the future!”
